Membrane Systems
TPO and EPDM — the two systems we install most on Eastern Iowa commercial roofs
Most commercial flat and low-slope roofs in Iowa use single-ply membrane systems. The two most proven options are TPO and EPDM. Both are excellent — they're just built for different priorities. Here's what each one does.
TPO — Thermoplastic Polyolefin
TPO is a single-ply thermoplastic membrane — white or light-colored, with a highly reflective surface. It's the most popular commercial roofing membrane installed today, and for good reason. The seams are heat-welded, which creates a bond that's actually stronger than the membrane itself. No adhesives that can dry out or degrade over time.
For Iowa businesses, TPO's reflectivity is a real advantage — it can reflect up to 80% of solar energy, which lowers cooling costs significantly during hot Iowa summers. It's also resistant to UV radiation, ozone, and chemical exposure from HVAC equipment on the roof.
Best for: Warehouses, retail buildings, and commercial properties where energy efficiency and lower cooling costs are a priority.
EPDM — Ethylene Propylene Diene Monomer
EPDM is a synthetic rubber membrane that's been used on commercial roofs for over 50 years. If TPO is the modern standard, EPDM is the proven veteran. It's extremely flexible even in very cold temperatures — which makes it particularly well-suited for Iowa winters, where roofing materials expand and contract constantly with freeze-thaw cycles.
EPDM doesn't crack, split, or become brittle in cold weather. It handles hail impact well, resists UV degradation, and is one of the easiest commercial membranes to repair if a penetration ever occurs. Available in black (standard) and white (reflective) options.
Best for: Buildings in exposed locations, properties with high foot traffic on the roof, or any owner who wants a battle-tested system with decades of performance data.
